Real Estate Property Taxes - Ohio

In Ohio, real estate property taxes are paid semi-annually (usually in January & June) and are at least six months in the arrears. For example, the January, 2011 tax bill covers the period from January-June, 2010. The June, 2011 tax bill will cover July-December, 2010. It is customary at closing for property taxes to be prorated through the day of closing based on the available tax bill of record. 

Property tax rates are based on the city, the township, the school district and the fire department. Some townships like Sycamore have as many as six different property tax rates depending on which school district the home is located in. Ohio law limits the amount of taxation without a vote of the people to what is known as the "10 mill limitation" ($10.00 per $1,000 of assessed valuation). Any additional real estate taxes for any purpose must be voted by county residents. Your "tax rate" is an accumulation of all these levies and bond issues.

Local Income Tax for Municipalities in Greater Cincinnati  
Note: Ohio law does not permit townships to levy an income tax)

Local income taxes, if any, are levied on all salaries, wages, commissions and other compensation earned by residents, and by non-residents for work done or services performed in city. If city of residence is different than city of work, an individual must pay the tax in the city of work (if any). Many municipalities grant a full tax credit to residents who also pay income taxes to their city of work so that no tax is due in the city of residence unless the city of residence tax is greater. Some municipalities grant only a partial credit or no credit. In the table below, those municipalities that do not offer a full tax credit are highlighted. Sales Tax
 
The State of Ohio collects a 5.5% sales tax on all purchases of products (excluding food consumed off-premises) and certain services provided for a price.


Some counties also collect a sales tax:

          Hamilton County: 1.0% ; Total sales tax: 6.5%                                                                                                   

          Butler County: 0.75% ; Total sales tax: 6.25%                                               

          Clermont County: 1.0% ; Total sales tax: 6.5%

          Warren County: 1.0% ; Total sales tax: 6.5%

 

Real Estate Conveyance & Transfer Fees:      (a Seller's expense payable upon sale of real property)

          Hamilton County: $3.00 per $1000 of sale price

          Butler County: $3.00 per $1000 of sale price

          Clermont County: $4.00 per $1000 of sale price

          Warren County: $3.00 per $1000 of sale price
