      Month- to- Month Comparison

The chart below shows the monthly total of homes sold (closed), average sale price (ASP), median sale price (MSP) and average days on the market (DOM) and compares each month to the corresponding month from the preceeding year.  March, April & May, 2010, show sizable increases over the same month in 2009, especially in number of homes sold.  June, 2010 continues the upward trend in the market, albeit more modest in number of homes sold over June, 2009.  We're still seeing the positive effects of the Home Buyer Tax Credit which was part of the Stimulus Bill passed by Congress in February, 2009 & extended in November through 04/30/10.  Now that the tax credit incentive has ended, the question is will Cincinnati real estate sales continue their upward trend?  It's too early to tell.

It's notable that both the ASP and MSP have increased for the eighth consecutive month over the prior year sales statistics. Home prices for the overall Greater Cincinnati market appear to have stabilized and that's very good news. Low interest rates and many good values in homes offered for sale make this to a great time to purchase a home.
